Wonderful, Warm, Small Town Atmosphere

Perry (population 11,000) is centrally located in the heart of our state where three federal highways: I-75, US 341, and US 41 intersect and is known to many as the “Crossroads of Georgia”. Perry has been the crossroads since long ago, when the Creek Indians established early trade routes in this area.

Founded in 1824 as the county seat, Perry has a rich history, with many monuments and historic buildings, and is near many historic Civil War sites.

Perry residents are very proud of this town, which becomes abundantly evident when you ride around Perry and note the quality of the buildings, the cleanliness of its streets, and the welcoming faces that greet you in the quaint shops along Carroll Street in Perry’s downtown. If Mayberry, N.C. had not been chosen for the Andy Griffith Show, then Perry, G.A. certainly would have been.

Hunting, Fishing, & Boating

Middle Georgia, including the Perry area, is rich in game and fish. Large game hunting seasons include alligator, deer, bear, and turkey. Small game seasons include fox, bobcat, and more. Local freshwater fish varieties are plentiful. Bass species include largemouth, smallmouth, spotted, striped, and white. Trout species include rainbow, brown, and brook. Other varieties include bluegill, walleye, catfish, black crappie and redear sunfish. Local rivers, such as the Oconee and the Ocmulgee offer boating and fishing opportunities, and there are lakes (Blackshear, Oconee, and Sinclair) within easy driving distance. Last but not least, the ponds and lakes in Houston Springs are stocked with game fish! Just think, you can teach your grandchildren to fish in your own neighborhood!

Great Weather

Shelter from brutally cold northern winters, sweltering hot southern summers, and extreme coastal weather conditions.

With moderate weather all year round, yet having four distinct seasons with a change of foliage in the fall, Perry is the perfect location for people who are looking for relief from extreme weather conditions.

We are just far enough inland to be sheltered from the severe coastal weather that has plagued Florida, the Carolinas, and the Gulf Coast.

In Perry, the events come to you!

Perry is home to the Georgia National Fairgrounds & Ag Center, featuring all kinds of events throughout the year. Some of these events include the ten-day annual Georgia National State Fair, attended by over 400,000 visitors, featuring midway rides, exhibits, concerts, and a circus. Other events include Rodeos, Dog Shows, Jewelry Shows, Horse Shows, the Family Motor Coach show, and many more.

Medical Care in Middle Georgia
Perry Hospital, less than ten minutes away from Houston Springs, offers a 24-hour physician-staffed emergency room, imaging services, medical and surgery center, women's center, and 45 beds. Perry Hospital is a sister facility to the nearby Houston Medical Center.

The regional Houston Medical Center in neighboring Warner Robins offers full services including medical, surgical, imaging, trauma, cardiac care and behavioral health services at a 186-bed hospital.
State-of-the-art cardiac care is available at the Georgia Heart Center, part of the Medical Center of Central Georgia (MCCG) in Macon. They also have a level-one trauma center for emergencies, a Cancer Life Center, and are leaders in joint replacement.

The MCCG is very experienced in coordinating patient care with the Perry Hospital and the larger regional Houston Medical Center in Warner Robins, particularly in emergency situations.
Perry is RV-friendly!

Perry is home to the tri-annual Family Motor Coach Association (FMCA) show, attended by 6,467 coaches in 2005!

There is a commercial RV Storage Facility very close to Houston Springs, so although we cannot accommodate RVs, you can park within golf cart distance of your home!

Live in a safe, secure town with a crime rate well below the national average.

Compared with the national average, Perry ranks in the 46th percentile on the crime index with less crime than most of the country, and no murders in recent years. Credit goes to the Perry Police Department which is staffed with friendly, capable, efficient police officers. Because of Perry’s small size, the police can be at a trouble spot within minutes, and their 911 response time is excellent!

Attention Military Retirees!
Robins Air Force Base available in neighboring Warner Robins.

Robins Air Force Base offers many resources to Armed Forces retirees. Base amenities include pharmacy, commissary, base exchange and class-six store. A movie theater, bowling alley, and officers and enlisted clubs are also available. They are in the process of building a new, larger commissary.

RAFB survived the latest BRAC exercise and will be gaining in size over the next few years, so you can retire in this area with confidence that your base services will not be closed.

The large Carl Vinson VA Medical Center is only one hour away in Dublin, GA.

Small Town Living is more Affordable!
Homeowner’s Insurance, Car Insurance, and Home Construction cost less!
  • We are able to construct our homes in an area without shortages of building materials and labor and the price gouging caused by those shortages.
  • Houston County has a property tax cap which means there will never be a rapid increase in property taxes.
  • Car insurance is significantly lower than in more densely populated areas; many of our residents have reported that their rates have been half of what they were previously paying.
  • In the utilities area, Perry sits atop one of the nation’s largest aquifers with an abundance of clean, great-tasting water that does not contain the lime, sulfur, or other hard minerals that require filtering or softening. Elsewhere, many spend thousands of dollars a year in plumbing repair, tile and grout cleaning, water softeners and water purification systems.
